Energy Saving and Efficiency
When it comes to energy efficiency and the ability to save money through improving the effective use of energy in the home, the Landlord / Tenant arrangement often works against this.
The landlord owns the property but is rarely responsible for the running costs. Reducing the running costs invariably means investing in the property!
That aside, one of the most effective investments is adequate maintenance and cleaning of the central heating system. With a well maintained system, which includes action to remove or restrict the creation of any sludge, the system should work more efficeintly and last longer.
Though the removal of any sludge buildup will mean the radiators work as efficiently as possible, the main energy saving comes from the effectiveness of the heat exchanger moving heat from the heating part of the boiler to the circulating system. If that part of the system does not work effectively, the transfer of heat is reduced with more heat being lost to the flue rather than used.
The greatest benefit to the Landlord who ultimately pays for this is in the reduction in routine and emergency maintenance costs
(As a Landlord, my own experience is of regular visits by a plumber, eventually teh system failed completely requiring an emergency visit, a new heat exchanger and a complete flush of the system. Had my regular plumber simply said that the symptoms where of sludge build up, an earlier flush would have avoided a great deal of unnecessary work and parts.)
